Here is another article: SANTA MONICA CITY COUNCIL SENDS PLANS FOR EXPO-ADJACENT SITE BACK TO THE DRAWING BOARD - Santa Monica NextHere is a link to the video of the discussion. It starts at 2:48:50 City Council - November 25, 2014I watched the discussion online and I have to say it got a little ridiculous. At one point, it was suggested by the council that they use the existing tunnel to send pedestrians under fourth street and put the buses on the sears parking lot. Of course, that would not be realistic unless the city decides to buy the sears property which it has no money for or form an agreement with the property owner for use of their property. The staff will come back in February after it does more analysis and outreach.

This doesn't seem to jive well with the BBB <-> Expo connection plans that they published earlier in the year, which had nearly all the routes going to the civic center via 4th street. I think that plan makes more sense, though it would likely involve sending more traffic to 5th street (maybe all of the northbound traffic) to allow having bus-only lanes on 4th like the ones on Santa Monica and Broadway. I would imagine the transit center will only be used as a terminus for BBB lines, which is better from operational stand point because currently, most of the buses just circle around Downtown or Civic Center which adds to the traffic. The transit center is well located for Line 3, R3, 3M, 5, 7, R7, 8, and R10 that terminates in Downtown. Also good for Metro 704, 720 and 733 to layover. The buses that run through Downtown Santa Monica right now: Line 1, 2, and 4/9 interline will probably not be using the transit center. I was referring to BBB, not Metro. $1-billion USC Village is rising fast. Bank of America building (on the left) and Fire Station (on the right) are still there, former apparently being used as construction offices and the latter will be rebuilt later:

This design-studio startup -- m-rad.com -- just opened across the Expo Line Jefferson / La Cienega Station in an abandoned former store, which had gone bankrupt just around Phase 1 opening. I thought the building would be torn down. There was also a plan to add a right-turn lane here by acquiring the land in the Phase 1 EIR, which never happened. Also, the whole huge block there including the radio towers will be a giant TOD in the future.

Wow, that's news to me. Those giant towers are the transmitters for 790 KABC. Relocating them isn't easy as there aren't many good spots for AM transmitters in LA (most of them are already taken) and you can't just park new towers next to existing ones due to interference issues or the FCC will have a strong word with you. On top of it, the buildings there also house the studios for KABC and KLOS. It's only a 5kw day/night transmitter, which is nothing compared to some of the older transmitters (just 1/10th of the power of KFI, for instance) but generally speaking, you wouldn't want to live within a few hundred feet of the towers. The FCC has a wordy treatise on the issues involved.M-Rad isn't exactly a startup, either. This just happens to be their attempt at a "creative space" for local creatives and architects to collaborate in. I happen to work a bit further up La Cienega so I've been walking past every weekday watching them get the offices cleaned up and started.

Also see the Los Angeles Transit Neighborhood Plans Web site for what's being planned. However, Jefferson / La Cienega mega project isn't on this Web site. www.latnp.org/

The Platform transit adjacent development is substantially complete. Looks good, if you're interested in living inside what looks like a stack transport container, though at rents in excess of $3k/mo

There was one of those construction site office trailers parked at the old Papermate factory at Olympic and 26th St. in Santa Monica this morning, so it looks like the construction of the new office park is about to begin. Too bad it won't be a mixed-use complex with residences across the street from a light rail station.

When I moved out here to go to USC in the late 1970s Westwood Village was the happening area to go to for movies and restaurants and record stores, and USC was considered to be stuck in the decaying inner city. It's interesting to see how things change if you live long enough. Does anyone know what's going to happen to the Trio restaurant next to the Vagabond? I go there about once a week for lunch.

Trio use to be Grinder... I ate there too many times during my undergrad years - yes, there were two Grinders... one on each side of Figueroa. No one knows why or how it happened. I think Trio will be razed with the rest of the motel. They are located on the same parcel. I'm happy to see the area near campus get some much needed redevelopment but I still mourn the loss of Chano's.
